Sr. Maintenance Technician - Plumbing

Classification Summary:
Incumbents are responsible for performing skilled journey level repairs and preventative maintenance requiring advanced training, experience, licensing and knowledge. Duties include: diagnosing, troubleshooting and repairs of mechanical equipment such as commercial style boilers, HVAC units, advanced electrical systems, life safety fire alarm programming systems and associated computer software; advanced carpentry; extensive electrical work; advanced plumbing; coordinating and monitoring work performed by contractors; mentoring the work of Maintenance Associates and Technicians; oversight of an assigned facility or mechanical equipment; and being available outside of normal business hours to reply to questions and respond to emergencies including duties during inclement weather.

Minimum Education and/or Training and Experience:
High School diploma or equivalent (G.E.D), two years' experience in related maintenance area, and up to one year of specialized or technical training.

Preferred Education and/or Training and Experience:

Licensing Requirements: Valid Driver's License
Boiler Operator Certification

Classification Duties:

  1. Perform skilled journey-level repairs, inspections, and preventative maintenance of systems and equipment in assigned specialty area. Comply with all College and relevant governmental safety guidelines. (B2)
  2. Perform assessments and provide advice in areas of expertise. (B2)
  3. Monitor and maintain work order and preventative maintenance program. (B2)
  4. Develop and maintain rapport with outside vendors, suppliers and contractors, and serve as liaison to department management. (B2)
  5. Coordinate and supervise work performed by contractors.
  6. Serve as a mentor and oversee the work of Maintenance Technicians and Associates. (B2)
  7. Research and order equipment, parts, tools and supplies, and facilitate payment for maintenance orders to proper billing accounts. (B2)
  8. Perform required inclement weather duties as directed during regular or unscheduled shift days/hours to assure safety of campus navigation for all pedestrians and motorists including but not limited to, plowing snow, sleet, ice and chemical application to parking lots and sidewalks, entrances, etc. (A1)
  9. Perform other related duties of a comparable level/type as assigned.




Position Duties:

  1. Electrical - Installs and repairs electrical wiring, systems, and lighting fixtures in buildings. Installs conduits and pipes to house electrical wires and cables. Ensures piping complies with electrical codes. Installs circuit breakers and other electrical hardware and connects wiring to them.
  2. Plumbing - Installs pipes and plumbing fixtures; visually inspect equipment and operate test equipment such as pressure and vacuum gauges to determine the cause and location of trouble shoot;
    clear obstructions from sink drains and toilets; troubleshoot problems and decide how to fix them; repair pipes and plumbing fixtures; estimate costs of installations and repairs; present recommendations and related pricing to department director; must be capable of performing these tasks to ensure the proper functioning of the college plumbing systems.
  3. Boiler - Operates and maintains boilers and related mechanical equipment; reads gauges, checks equipment for proper function, and maintains logs. Makes rounds; reads gauges, adjusts equipment, and observes operation of equipment; starts, stops, and changes over-generating equipment as needed. responsible for maintaining heating systems in large buildings in the boiler engine, and mechanical rooms; handle equipment such as low-pressure boilers, high-pressure boilers, power boilers, steam boilers, and hot water heating systems.




Knowledge:
Extensive knowledge of commercial heating and cooling systems;
Extensive knowledge of heating systems and control management;
Basic knowledge of electrical systems;
Basic knowledge of hand and power tools;
Understanding of carpentry principles;
Understanding of mechanical and engine components;
Basic understanding of locking systems;
Technical knowledge regarding door hardware installation;
Basic knowledge of plumbing;
Moderate knowledge of painting;
Applicable computers and software.



Skills:
Operating computers and software;
Performing general labor and maintenance in assigned area of responsibility;
Operating applicable tools, equipment, and machinery;
Reading and comprehending manuals, specifications, drawings, and blueprints;
Utilizing communication and interpersonal skills as applied to interaction with coworkers, supervisor, the general public, and others sufficient to exchange or convey information.



Wage/Salary: $21.17 per hour
